An Apartment in Warsaw, Krakow or Other Cities in Poland The New Destination for the Israeli Investor

Many Israelis are looking for opportunities to buy an asset for investment abroad. After the US, Spain and Berlin, Israeli investors discovered Poland.

The Real Estate market in Poland is on the rise, but apartment prices are still very attractive. An apartment in the center of a large city is within the reach of a person who can spare a sum of around 75,000 Euros.

A new 2-room apartment in the center of Warsaw can be purchased for about 110,000-130,000Euros,a 3-room apartment will cost about 150,000-180,000 Euros.

In Krakow, the price of an equivalent apartment will be lower by about 15%, and in other large cities such as Katowice, in the area of Silesia, or Lodz, the price will be lower by another 15%.

The yield on the invested sum is also surprisingly good: rent revenues provide a yield of about 5% in average.

In addition to the attractive prices and fine yield of an apartment in Poland, there is also the high level of security to the investor's money. The money paid by a buyer of an apartment us secured by an agreement signed before a Public Notary, a note of warning registered immediately in the local Land Registry Office in Poland and a bank account handled and ensured by an accompanying Bank.

The preliminary deposit sum required from a buyer does not exceed 15% from the price of the apartment and usually the remaining sum of the purchase price is paid only when the buyer receives possession in the apartment. When the building process is completed and the full price is paid, then – unlike in Israel – the new apartment is immediately registered in the name of the buyer in the local Land Registry Office, and this way the buyer does not have to wait several years for a parceling process and the registration of an apartment building.
